NOTICE OF PUBLIC HEARING BEFORE THE PLANNING COMMISSION
 
The Provo City Planning Commission will hold a public hearing on Wednesday, August 11, 2010, at 5:00 p.m. in the Municipal Council Chambers of the Provo City Center, located at 351 West Center Street. The items listed below will be discussed, and anyone interested is invited to attend and provide comment. Preceding the public hearing, a briefing will be held at 4:30 p.m. in the Community Development Conference Room, located at 330 West 100 South. The briefing is open to the public; however, formal presentation of items, public comment and actions will be reserved for the public hearing at 5:00 p.m. in the Municipal Council Chambers.
 
Public Hearings:
ITEM 1 Russ Jacobsen requests preliminary plat approval for Russ Jacobsen Property Plat A, a 6-lot subdivision of approximately 7.86 acres, generally located at 1394 S. State Street in the M1 (Light Manufacturing) zone. Springcreek Neighborhood 10-0002SP
 Item 1 - Staff Report
 
ITEM 2 MHTN Architecture, agent for Utah County, requests project plan approval for the Utah County Convention Center, a 140,000 multi-purpose facility on 2.60 acres of property generally located at 204 W. Center Street in the CBD (Central Business District) zone. CBD Neighborhood 10-0035PPA The applicant also requests approval for:

a) Conditional-use permit to allow a Convention Hall (SLU 7233) in the CBD Zone;
b) Conditional-use permit to allow a reduction in the number of parking spaces required, as well as parking to be allowed off-site;
c) Conditional-use permit to allow an encroachment into the public right-of-way
 
ITEM 3* Morgan Lynch requests approval of the 50 East Project Redevelopment Option (PRO), generally located at 870 N. 50 E. on approximately 1.74 acre. Joaquin Neighborhood 10-0002PRO

a) Preliminary plan approval for 130 multi-family housing units (baching singles occupancy - 4 singles per unit);
b)* Amend Chapter 14.50 (PRO), Provo City Code, to create the 50 East PRO zone;
c)* Amend the zone map from the RC (Residential Conservation) zone to the 50 East PRO zone.
 
ITEM 4* Provo City requests an Ordinance Text Amendment to Chapter 14.37.060 Parking Spaces Required, modifying the baching singles requirement for the area located between University Ave. and 900 E., 500 N. to southern boundary of BYU campus. Joaquin Neighborhood 10-0003OA

Items on this agenda without a star (*) are administrative and require the approval of only the Planning Commission. Decisions on the unmarked items may be appealed to the Board of Adjustment by making application with the Community Development Department by 6:00 p.m. within 14 days of the Planning Commission decision.
 
Copies of the agenda materials, public hearing procedure, and staff recommendations are available the week of the hearing at reasonable cost in the Community Development office between the hours of 7:00 a.m. and 6:00 p.m., Monday through Thursday.
