NOTICE OF PUBLIC HEARING BEFORE THE PLANNING COMMISSION
 
The Provo City Planning Commission will hold a public hearing on Wednesday, September 22, 2010, at 5:00 p.m. in the Municipal Council Chambers of the Provo City Center, located at 351 West Center Street. The items listed below will be discussed, and anyone interested is invited to attend and provide comment. Preceding the public hearing, a briefing will be held at 4:30 p.m. in the Community Development Conference Room, located at 330 West 100 South. The briefing is open to the public; however, formal presentation of items, public comment and actions will be reserved for the public hearing at 5:00 p.m. in the Municipal Council Chambers.
 
Public Hearings:
ITEM 1* Derrick Tornow requests approval of Beacon on 100 Project Redevelopment Option (PRO), generally located at 593 North 100 West on approximately 0.28 acre. North Park Neighborhood 10-0001PRO
a) Preliminary plan approval for 12 multi-family housing units (family occupancy);
b)* Amend Chapter 14.50 (PRO), Provo City Code, to create the Beacon on 100 PRO zone;
c)* Amend the zone map from the RC (Residential Conservation) zone to the Beacon on 100 PRO zone.

ITEM 2* Provo City requests ordinance text and zoning map amendments in order to create four new zoning districts, DT1 (General Downtown), DT2 (Downtown Core), GW (Downtown Gateway), and FC (Freeway Commercial) generally including properties in the existing CBD zoning district, west Center Street between the CBD zone and Interstate 15, including the south side of 100 North Street. The proposed FC (Freeway Commercial) extends from the east side of Interstate 15 to the west side of the railroad tracks and from between 820 North to 500 South, including an area between Center Street and 200 North, east of the railroad tracks to 1200 West. This request includes the following amendments:
a) Amend Chapter 14.21, Central Business District Commercial zone to include four new zoning designations
b) Amend Chapter 14.34.295, Downtown Development Design Standards
c) Amend Chapter 14.34.380, Sidewalk Cafes
d) Amend Chapter 14.34.390, Canopies and Marquees
e) Amend Chapter 14.38.105, Signs Permitted in the Downtown zones
f) Amend Chapter 14.06.020, Definitions
g) Amend Chapter 14.32.025 North University and West Center Streets Professional Services Office Use
h) Various other amendments which reference the CBD zone
i) General Plan Text and Map Amendments

The Council hearing dates will be noticed 14 days prior to the Council meeting in the legal notices of the Daily Herald. Items on this agenda without a star (*) are administrative and require the approval of only the Planning Commission. Decisions on the unmarked items may be appealed to the Board of Adjustment by making application with the Community Development Department by 6:00 p.m. within 14 days of the Planning Commission decision.
 
Copies of the agenda materials, public hearing procedure, and staff recommendations are available the week of the hearing at reasonable cost in the Community Development office between the hours of 7:00 a.m. and 6:00 p.m., Monday through Thursday.
